A different kind of architectural support

I’m Amanda Cervantes, a licensed architect with over a decade of experience in commercial architecture and economic development. Across both roles, I’ve seen how projects actually come together—from early site selection and funding conversations to design, construction, and long-term use. That perspective shapes how I work today.

Traditional architectural services are built around design and documentation.
My work focuses on what comes before and alongside that process.
I provide independent, early-stage guidance to help clients:
• Evaluate whether a site or building makes sense
• Understand constraints before they become expensive problems
• Align scope, budget, and goals early
• Make confident decisions without unnecessary complexity
In many cases, this means helping clients avoid the wrong path—not just refine the right one.

Services

Work is focused, intentional, and limited in volume to ensure quality and responsiveness.I collaborate easily with existing architects, contractors, and consultants.Services are advisory and do not include full architectural design or construction administration.

Pre-Design & Feasibility

I provide independent architectural insight at the earliest stages of a project—before design teams are assembled or significant resources are committed.

• Site and building feasibility assessments• Zoning and code considerations• Test-fit diagrams and high-level layout concepts• Renovation vs. new construction analysis• Identification of key risks, constraints, and opportunities• Phased development strategiesBest suited for:• Property acquisition decisions• Early-stage redevelopment planning• Residential renovations and additions• Small commercial or mixed-use projects

Design Review

I serve as a trusted advisor—offering clear, objective input without replacing your design or construction team.

• Review of architectural drawings and design concepts• Scope and program alignment• Contractor proposal and bid review• Value engineering recommendations• Identification of potential cost or constructability issuesBest suited for:• Homeowners undertaking renovations or custom builds• Business owners or developers managing tenant improvements• Organizations without in-house facilities staff

Project Consulting

I work with homeowners, developers, and commercial organizations to evaluate and shape projects before they enter full design and construction phases.

Residential• Pre-purchase plan reviews• Renovation feasibility and layout studies• Second opinions on design proposals• Contractor scope and pricing reviewCommercial• Program validation and space planning• Site utilization and layout studies• Code and regulatory considerations• Phasing and implementation strategies• Coordination guidance for assembling a project team
